TRACK RECORD
Between 2023 and 2025 we exited three San Antonio locations and opened three in the Nashville and West Tennessee markets, redeploying a comparable footprint into higher-income trade areas.
Every location has been operated directly. Our principal handles site selection, buildout, staffing, and operations at each one.

Continuously operating since 2017, including through 2020 and 2021.
Our operating units range from 1,500 to 3,600 SF. Our next generation of locations is intentionally larger—2,500 to 5,000 SF—to support an expanded service mix and higher station count in higher-income trade areas.

What We Look For
2,500–5,000 SF ground-floor retail, endcap preferred, in grocery-anchored neighborhood centers. Second-generation nail, restaurant, or medical space where slab trenching is permitted. Nail-use exclusive required.
We underwrite to total occupancy cost — base rent plus CAM, taxes, and insurance — at 10–12% of revenue, not to a dollar-per-foot number.
